Construction Project Management Minisite
Private or group construction projects often seem simple in edited videos posted online, or in living room talks with your family.
Simultaneously, anyone who attempted the endeavor quickly discovered that it is a very complicated business, full of twists and turns, unplanned obstacles, and formidable challenges in the necessary relationships with each professional, and certainly with authorities and financing bodies. When inexperienced people attempt to “do it themselves”, in a project chock-full of data and complexity, they may find themselves in the middle of a severe personal and financial storm able to completely change the course of their lives. It is therefore very important to insist on hiring a professional and experienced team that would be the best guide and companion: an accessible, friendly, professional and transparent group of professionals that know how to optimally guide the project owners and illuminate the darkness, disperse the fog, and straighten out the tangle of thorns and obstacles that exist in the establishment of a new construction project.
So how does it work, and what are the stages?
A. Initially, representatives of the company’s team will talk to you to understand the needs, abilities, visions, and plans for both the short and long term, including a discussion about the financing and mortgage leverage options available for the relevant property, or for any and all of the properties you own
Then, we try to understand your budget and maximum economic capabilities.
B. If you already have a plot of land, we will try to figure out the maximum rights in the City Building Plan, or whether there is a need for a specific or broader City Building Plan change (This is mainly relevant for entrepreneurs or a group of several apartment owners in a new area or an Urban Renewal type of project)
If you’re looking for a new project in an area that has not been selected yet, then after understanding the budget, the company’s team will try to find you a relevant area, for new construction, or an Urban Renewal type of project.
At this point, we customize the project and delimit the scope of construction and development to the budget and your dreams.
C. After choosing the project, we move on to the optimal planning for you, with conceptual flexibility and design creativity which, on one hand, is an attempt to organize the project in an impressive, high-quality process, and on the other, in a highly effective way for the people that will actually live in the property regularly.
Now, we will move forward to actually making your dreams into reality in the most creative, aesthetic and efficient process possible.
D.Once plans are developed, we move on to issuing permits (or changing the City Building Plan, if required), through arduous and exhausting work with the relevant authorities., including the local municipality, regional or local council, or the district committee in the event of a City Building Plan.
In practice, this process is the first major obstacle that a professional team must tackle, as they must work their way through communicating with the representatives and provide professional answers in the engineering, architecture, economics and law.
Unfortunately, many projects get stuck or even canceled at these stages, and therefore require a team to demonstrate professionalism, excellent communication and diplomacy skills, consistency, patience, tenacity and even a fighting spirit when necessary.
Now we can work on making your vision and dream both robust and legal.
E. Once permits are obtained, we move forward to completing the lists and requirements for the “Permit to Commence Work”, liaising with the financing and appraisal bodies, and the desired milestones to receive financing, along with holding tenders with development and construction contractors and various professionals to carry out work related to electricity, plumbing, sealing, surveying, monitoring institutes, landfills, carpentry, design, gardening, roofing, aluminum, doors, gates, security systems, inspection and security companies, site insurance, etc., because organizing a construction project is similar to conducting an orchestra with numerous types of instruments; you need to know how to lead in order to ensure a coherent, integrated, coordinated, beautiful and harmonic melody.
This is the stage of building the entire development and construction system and relationships with all professional parties, agreements, and collateral that must be generated in a complex construction project.
F. Once the development and construction stage begins, it is necessary to ensure that every relevant party arrives at the appropriate and required stage, and every relevant document is preserved and filed for the future (for both warranty and for issuing the Form 4 and occupancy permits in the future.)
The construction period is usually long and tight monitoring and supervision must be ensured; in case an engineer or laboratory representative is not present at a critical casting stage, it might result in severe financial damages.
One must know how to coordinate between professionals, when each of them arrives and in what stage, to prevent a situation where one professional fails to show and damage is caused to the infrastructures or equipment of another professional on site.
Therefore, it is important to have a professional team that monitors the
operation of all systems and factors related to the construction site around the clock.
Now we ensure that the entire development and construction system is promoted and operated in accordance with plans and goals, and in case surprises and delays need to be dealt with, then this must be done in the most professional and shock-absorbing way possible.
G. Issuing a “Form 4” and the occupancy permit, and responsibility for the inspection period.
These stages are also very important and requires a professional team who also kept all of the required documents in advance, throughout the construction process, and who know how to deal with the authorities, engineering departments, the Civil Aviation Authority, and the power, water and telecommunications companies, in order to receive a legal occupancy permit.
Furthermore, you must of course make sure that the home is handed over in its best possible condition, after searching for and locating issues related to sealing, strength, flexibility and finishes.
And finally, we’re at the “handing over the keys” stage of your dream project.
In summary: it is important to work with a guidance and support team on the construction project that has a comprehensive perspective of all parties involved in the process, from vision, planning, and financing solutions, through approvals and permits, and the development and construction stages, to the handover, mezuzah setting, and the inauguration of your new home.
We can even recommend Torah Scribes to write the mezuzahs…
